A separate toilet is also located on this floor for convenience.

The property has two well-appointed bedrooms, both with en-suite facilities. Bedroom 1 offers a zip-and-link double bed (4ft 6in), which can be adjusted to twin beds if needed, along with an en-suite featuring a cubicle shower and toilet. Bedroom 2 has a zip-and-link kingsize bed (5ft), also adaptable to twin beds, and an en-suite with a bath, shower over, heated towel rail, and toilet.

Outside, the courtyard is furnished with garden furniture, offering a relaxing outdoor space. Guests also have access to a shared 2-acre paddock, which includes an unfenced pond approximately 100 yards away. Private parking is available for two cars.

The east coast is about 30 minutes away, where you can visit Skegness for classic seaside attractions, Butlins for a fun-filled family day out, or Ingoldmells for the exciting Fantasy Island Theme Park.
